Maharashtra Govt Approves ‘Freehold’ Option for Housing Societies in Pimpri-Chinchwad New Town Area

Notably, property owners will have the option to retain their leasehold status if they choose not to convert or sell their property. The option for freehold conversion is voluntary, allowing property holders to make a decision based on their individual needs.

Historically, the PCNTDA had acquired lands under the Land Acquisition Act of 1894 and the Maharashtra Regional and Town Planning Act of 1966. In 2021, the authority was merged into the PMRDA, which resulted in the division of property assets between PMRDA and the Pimpri-Chinchwad Municipal Corporation (PCMC). Property owners have expressed frustration due to the complex transfer processes and technical challenges. Against this backdrop, MLA Mahesh Landge has been advocating for a streamlined freehold option for all properties within the authority’s jurisdiction.

During the recent monsoon session in Mumbai, MLA Landge raised this issue in the legislative assembly, drawing attention from the state government. In response, Cabinet Minister Uday Samant assured that converting properties to freehold would not financially burden PMRDA and PCMC. Following the assurance, the cabinet approved the proposal in Thursday’s meeting. This voluntary freehold option paves the way for housing societies and residential areas such as Indrayani Nagar, Rajwada, and Krishna Nagar within Pimpri-Chinchwad to be converted.

“This decision to convert 11,213 apartments and 495 commercial units on 99-year leases into freehold assets is significant for the general public. The freehold conversion is voluntary, and this victory marks the first step in our struggle. We will continue our efforts to extend this option to the 8,379 properties managed by the municipal corporation. The ruling coalition government has shown a positive attitude in this regard, bringing relief to approximately 500,000 residents within the authority’s jurisdiction.” Said Mahesh Landge, BJP MLA, Bhosari
